  • Accompanied  and out of hours viewings available
  • Optional Organisation of Gas / Electrical and Epc Certificates (separate cost) 
  • Management of the transfer of utility bills and council tax 
  • Carrying out a thorough photographic inventory
  • Monthly rent collection with notification and invoice to landlord
  • 3 monthly property inspections with reports to landlord
  • Management of all issues and emergencies generated from the property 
  • Management of the tenant relationship and tenancy extensions 
  • Management of the end of the Tenancy and property vacation
 

Fees

  • Full Property Management at 10% of each month’s rent. Inc vat
  • Full Photographic Inventory Report 10% of the first month’s rent only Inc Vat
  • Tenant referencing per person £150.00 Inc Vat
  • Gas safety £115.00
  • Energy performance certificate £120.00
  • EICR £245.00
     

Rent and deposit

On commencement of the let the following will be required in cleared funds:

First month’s rent and a deposit equivalent to 1 month’s rent or if the property is managed through us deposit will be equivalent to 1 months rent plus £100.00.
