Renting with Linhams

Our referencing process is simple and straight forward.

References

A credit check is carried out prior to the tenancy commencing. The credit check includes:

  • Employer check
  • Bank check
  • Previous or current Landlord
  • A guarantor (If required)

Rent and deposit

On commencement of the let the following will be required in cleared funds:

  • First month’s rent and
  • Security Deposit (per tenancy. Rent under £50,000 per year)
    Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy
  • Security Deposit (per tenancy. Rent of £50,000 or over per year)
    Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy

Lease Agreement

Our Assured Shorthold Tenancy agreements are for a minimum of six months, although a longer term can be sought in advance (subject to the Landlord’s agreement)

Utility Bills

Please note that tenants are liable for all utility bills during the term of their Assured Shorthold Tenancy Agreement, which will include – Gas / Electric / Water / Council Tax
